What Happens When I List Your Home “For Sale”

1 month-1 week Before Your Home Goes Live:

  • In person meeting at your home to discuss professional opinion of needed repairs/ updating/ staging tactics before listing.

  • Professional cleaning and professional real estate photography.

  • Installation of signage and Supra lockbox provided for additional security.

  • Listing will be entered into the MLS as “coming soon” several days before going live to give additional publicity, no showings during this time.

  • We will review showing procedures.

  • We will fill out paperwork and go over all MLS details to ensure accuracy.

  • Weekly or “as needed” check in’s to make sure you are kept in the loop and know what to expect pre-listing.

First Weekend on the Market:

  • Make a “household plan” for showings through Friday, Saturday, & Sunday.

  • Syndicate listing to private and public sites.

  • Private and public site marketing (This includes additional advertising on Homes.com and Zillow.com showcase, less than 10% of agents in the Atlanta area can offer this targeted marketing to buyers.)

  • Invite brokers and agents to tour home.

  • Open Houses, as recommended.

  • Begin agent to agent marketing efforts.

  • Begin social media advertising, if desired.

  • Review and update status proactively.

Ongoing Activities While “On Market”:

  • Showing property to potential buyers. Sharing detailed feedback from each showing.

  • Following up on internet leads.

  • Reverse prospecting daily.

  • Continually monitoring on area market conditions.

  • Staying up to date on comparable sales.

  • Reviewing all offers and give professional opinion on all terms with you in a timely manner.

  • Preparing you on “What to Expect” through contract and closing process.

  • Proactively inform you on ongoing needs/ and upcoming marketing efforts.
